Types of mortgage
Fixed, tracker, offset and the rest, explained
The product type decides how your payment behaves over the term. A summary of each, with the full explainer a click away.
Fixed rate
The interest rate stays the same for a set period, typically two, three, five or ten years.
Tracker
The rate follows the Bank of England base rate plus a set margin, so it moves up and down with it.
Standard variable rate
The lender's default rate, which you move on to when a fixed, tracker or discount period ends.
Discount variable
A set discount off the lender's standard variable rate for an introductory period.
Offset
Your savings are set against the mortgage balance so you pay interest only on the difference.
Interest only
You pay only the interest each month and repay the full loan at the end of the term.

Mortgage questions
How much deposit do I need as a first-time buyer?
Most lenders ask for at least five per cent of the purchase price, and a ten per cent deposit opens up more products and better rates. The bigger the deposit, the lower the loan to value and usually the lower the rate.
Can I take my current mortgage with me?
Often, yes. Porting moves your existing deal to the new property, subject to the lender agreeing to the new loan. Whether it is the right choice depends on the rate you are on and how much more you need to borrow.
When should I start looking at a remortgage?
About six months before your current deal ends. Offers usually last three to six months, so you can secure a rate early and still switch if rates fall before you complete.
How much deposit do I need for a buy-to-let?
Usually at least twenty to twenty-five per cent of the purchase price. A larger deposit improves the rate and makes the rental calculation easier to pass.

A short form, no obligation, and nothing is applied for until you say so.
Your home may be repossessed if you do not keep up repayments on your mortgage.
The Financial Conduct Authority does not regulate most buy-to-let mortgages.
